NWK1 is the building we would have built in Secaucus if we had been allowed to start from nothing. It stands on 412 driven piles two miles east of the airport, among the warehouses that serve the port, and it was designed from the first sketch around a flood line. Level 1 opened in June 2020. Level 2, eight private suites on the Dry Floor, opened in May 2026.
01 Flood engineering
Where the water is, and where we are
NWK1 was designed in 2018 around a design flood elevation of 17.0 feet. Its ground floor slab is at 19.4 feet, on structural fill and 412 driven steel piles, so the building stands 8.4 feet above the base flood elevation without a wall around it. The generators and electrical rooms are at 20.6 feet.
When we raised our design flood elevation to 18.5 feet in 2022, NWK1 already cleared it by almost a foot. The only part of the site below it is the loading dock, at 12.6 feet, which has its own deployable barrier to 19.5 feet. Level 2, the Dry Floor, opened in May 2026 at 36.1 feet.
Section through NWK1. Vertical scale true; horizontal schematic. Water shown at the base flood elevation, 11.0 ft.
